BEYOND Developments Is Building Dubai Maritime City — And It’s Actually Happening

The real-estate market in Dubai is a noisy space; there are flashy launches, bold promises, and record-breaking figures.

However, the difference between those developers who create hype versus those who deliver is very straightforward: do they build what they say they will?

For BEYOND Developments, the answer today is an absolute “yes”.

BEYOND Developments, a luxury real estate developer, recently issued an update detailing the current status of its Dubai Maritime City master plan.

According to the data contained in this report, five of the developer’s projects are currently under construction, timelines are being met, and for the thousands of investors who have placed funds in this water-front development, this is nothing short of reassuring.

ARIA Construction Update

At the forefront of the BEYOND Developments portfolio is ARIA.

Currently, ARIA stands at approximately 72% completion.

The superstructure (the skeleton) of the building has been completed, and the remaining phases include completing the interior elements, which is typically considered to be the most visual and exciting phases of construction.

This provides a tangible indication to buyers awaiting the hand-over of their units that the end-line is in sight.

Similarly, SARIA is proceeding at a similar pace.

Over 7,500 cubic meters of concrete has been poured and structural work is continuing floor by floor.

As such, SARIA is set to be completed during early 2028.

A reputable main contractor has been appointed, slab works have been completed above the podium levels, and the next quarter should provide evidence of significant additional height added to the structure.

The newer developments are beginning to take shape

Although ORISE and THE MURAL are still in relatively early stages of development, they are both demonstrating the correct indicators.

It appears ground slabs are scheduled for completion by June 2026, concrete is being poured, and contracted companies are present on-site.

While neither project will be ready tomorrow, it would be reasonable to believe that deliveries by 2027-28 can be achieved with the level of commitment displayed in each of these projects.

Additionally, SENSIA, the final development in the active development pipeline, is also making good headway in relation to the foundational development stages of this master plan.

Ultimately, this is a testament to BEYOND’s ability to develop its 8 million square foot connected waterfront community including promenade, green areas, cove, forest area, and way of life extending beyond mere walls and a view of the sea.

A Developer That Has Clearly Not Slowed Down

It is worth noting that BEYOND has launched seven projects within a single year. This is an incredible pace.

The latest addition to the portfolio, Soulever, is a AED 2.6 billion development incorporating two sculptural residential towers with 513 units by South African architectural practice SAOTA.

Prior to Soulever was ORISE, which sold-out shortly after the successful sale of SARIA.

This is clearly an energetic brand.

The unique aspect of this update is that it is focused on providing proof that the company is honoring its previous commitments.

RERA progress percentages, identified contractors, volume of concrete poured, and floor-by-floor targets, these are the hallmarks of a developer that wishes to be held accountable.

Dubai Maritime City is transitioning from a potential area on a map to an actual place where individuals will reside, walk, dine, and enjoy views of the sea.
