Branded residences are popping up everywhere.

Yet, no developer has ever taken a Bollywood superstar and placed their name on a high-rise building.

The 55-storey tower will be completed in 2029.

The company began accepting bookings quietly two weeks before the official Dubai launch, and the response was overwhelming.
The property was sold out before Shah Rukh Khan even stepped foot in Dubai to attend the launch event, and there were 7,000 people attending as reported by NewsX.
Yes, you read that correctly.
The building named after him sold out before he even got to the room to do the launch.
More Than Just a Name — A Good Product Behind It
What made this a little more than just a lot of hype is that the product itself is very good.
According to NewsX, in addition to its strategic location near the Burj Khalifa, Dubai International Airport, and the Gold Souk, the project includes over 35 amenities, including a sky pool, executive lounges, valet parking, and a planned helipad for future air taxi service.
One of the major features will be a life-sized statue of Shah Rukh Khan in his famous open-armed pose at the entrance, intended to attract tourists in the same way that his famous Mannat residence in Mumbai attracts.
Rather than just using a famous name, the developers are creating an entire experience and brand identity for the building.
The Timing Was Perfect
This launch did not occur in a vacuum.
As Dubai’s residential property market went through a lull after a five-year period of steady growth, the demand for commercial property was increasing rapidly.
Total commercial sales rose 31% to AED 30.38 billion in Q3 2025 as per Khaleej Times.
Danube Properties read the market correctly and shifted to commercial property at the exact right time and presented the opportunity in a format that the market could not ignore.

However, Shahrukhz is a different level altogether.
